Situated in the high-traffic Grassmarket area of Edinburgh, our client’s hotel was beginning to show its age. The building’s acrylic render had become a magnet for carbon staining from city emissions and organic algae growth fuelled by the damp Edinburgh climate. The hotel contacted Abseiling Services because the facade looked “old and grubby,” failing to reflect the high standards of the brand inside.

The location presented a unique logistical hurdle. Traditional scaffolding in the busy Grassmarket would have required extensive permits, blocked pedestrian walkways, and obscured the hotel’s windows for weeks.

DOFF Cleaning & Specialist Coatings
To restore the building without the footprint of heavy machinery, we utilised the DOFF Steam Cleaning System.
The DOFF system is the industry gold standard for stone and render conservation. It works by heating water to 150°C, which is then applied as a low-pressure vapor.
- Deep Sanitisation: The high temperature kills algae, moss, and fungal spores at the root, ensuring they don’t grow back immediately.
- Gentle Precision: Unlike high-pressure jet washing, which can strip or crack acrylic render, the DOFF system is non-abrasive, preserving the integrity of the building’s surface while melting away layers of city grime.
Future-Proofing with Acrylic Protection
Once the render was restored to its original colour, our team applied a clear protective coating. This invisible shield acts as a breathable barrier that prevents water ingress, the leading cause of render failure. By making the surface hydrophobic, we have ensured that future carbon deposits and organic matter struggle to “grip” the building, significantly extending the life of the clean.
