Our Rope Access Team was contracted to install a comprehensive lightning protection system on a prominent building in Edinburgh.
The structure’s height and complex architectural features and location next to a canal presented a significant challenge for traditional access methods. The project’s goal was to provide a safe and effective solution to protect the building and its occupants from the devastating effects of a lightning strike, all while minimising disruption to the busy city location.

Why Lightning Protection is Crucial
Lightning protection is a vital safety measure that protects buildings and their contents from the destructive power of a lightning strike. When lightning hits a structure without proper protection, it can cause catastrophic damage, including:
- Fire: The immense heat of a lightning bolt can ignite flammable materials, leading to a fire.
- Structural Damage: The explosive force of the strike can cause physical damage to the roof, brickwork, and other structural elements.
- Electrical and Data System Failure: A strike can induce powerful surges in the building’s electrical wiring, destroying expensive equipment, data systems, and even causing injury to people using them.
By installing a dedicated lightning protection system – which consists of an air termination network on the roof, down conductors, and an earthing system – the lightning current is safely diverted to the ground, neutralising its threat and preventing damage.
Rope Access Method
The Edinburgh building’s location and height ruled out the use of scaffolding, which would have been prohibitively expensive, time-consuming, and highly disruptive to both pedestrians and traffic. Similarly, a cherry picker was not a viable option due to access limitations. This is where rope access proved to be the perfect solution.
Our highly skilled and certified rope access team were able to:
- Access all areas of the building’s facade and roof with precision.
- Work efficiently, with a quick setup and dismantle time, significantly reducing the project timeline.
- Provide a cost-effective solution, eliminating the need for expensive and bulky scaffolding.
- Ensure minimal disruption to the building’s tenants and the public below.
Rope access allowed the team to install the complete system including fitting the strike plates, running the down conductors cleanly along the building’s contours, and connecting to the earth rods. All with a level of flexibility and control that no other method could offer.

The project was completed successfully, on time, and within budget, thanks to the expertise of our team and the strategic use of rope access. The building now has a fully compliant and effective lightning protection system, ensuring the safety of its occupants and the longevity of the structure.
